If you own a home in Charlotte built before 2005 or so, there's a fair chance you've got a vented crawl space under your house. And if you've never looked down there, you probably should. Crawl space moisture is one of the most common and most ignored problems in Charlotte homes. It doesn't announce itself the way a burst pipe does. It just quietly rots your floor joists, grows mold, and drives your energy bills up until something finally gives.
We crawl under Charlotte homes every week. Here's what we find and what you can do about it.
Why Charlotte crawl spaces are so wet
Charlotte sits in a humid subtropical climate zone. From May through September, outdoor relative humidity averages 70 to 85 percent, and dew points park in the low to mid 70s. That's a lot of moisture in the air.
For decades, the standard building practice was to install vented crawl spaces. The theory: vents let air circulate and carry moisture out. In drier climates, that works. In Charlotte, it does the opposite. Hot, humid summer air flows into a cooler crawl space, hits surfaces that are 10 to 15 degrees cooler than the air, and condenses. Water forms on floor joists, ductwork, and the vapor barrier (if there even is one). Instead of drying out, the crawl space gets wetter.
On top of that, Mecklenburg County's red clay soil holds water like a sponge. After rain, groundwater pushes upward through exposed soil in the crawl space. In neighborhoods near creeks, along Sugar Creek, Briar Creek, or McAlpine Creek, the water table can rise enough during wet seasons to create standing water under the house.
So you've got moisture coming from below (groundwater and soil evaporation) and from above (condensation from humid air). The crawl space is wet from both directions, and the vents that were supposed to help are actually making it worse.
Signs your crawl space has a moisture problem
You don't need to army-crawl through the dark to spot the early signs. Most of them show up inside the house:
Floors feel soft or bouncy. Floor joists absorb moisture from the crawl space. Over time, they lose structural integrity. If your floors feel springy or spongy when you walk across them, the subfloor or joists underneath may be deteriorating.
Hardwood floors are cupping. Cupping means the edges of each board are higher than the center. It happens when the bottom of the board absorbs more moisture than the top. In Charlotte, this is almost always caused by crawl space humidity migrating upward.
Musty smell on the first floor. Air in the crawl space doesn't stay in the crawl space. Through a process called the stack effect, air rises from the crawl space into the living area. Estimates vary, but roughly 40 to 50 percent of the air on your first floor came up from below. If the crawl space smells like mold, your house does too.
Increased allergy symptoms. Mold spores from the crawl space circulate through the house. If people in the home have worsening allergies, respiratory issues, or headaches that improve when they leave the house, crawl space mold is a common culprit.
Higher than expected energy bills. Wet insulation doesn't insulate. When your crawl space fiberglass gets damp, it sags off the joists and loses its thermal performance. Your HVAC system works harder, and your energy bills reflect it. Wet ductwork in the crawl space also sweats and leaks conditioned air.
Visible condensation on pipes or ductwork. If you do look in the crawl space and see water droplets on your HVAC ducts, supply pipes, or floor joists, you have an active condensation problem. The surfaces are below the dew point, and the air is depositing moisture on them.
What happens if you ignore it
Crawl space moisture doesn't fix itself. Left alone, it progresses:
Mold colonization. Mold grows on wood when the moisture content stays above 20 percent for more than a few days. In an untreated Charlotte crawl space, wood moisture content can sit at 25 to 30 percent all summer. Black mold (Stachybotrys), Aspergillus, and Penicillium are all common finds.
Structural decay. Wood rot weakens floor joists and rim boards. We've pulled joist sections out of Charlotte crawl spaces that you could push a screwdriver through. At that point, you're not just looking at moisture remediation. You're looking at structural repair.
Pest problems. Termites, carpenter ants, and moisture-loving bugs thrive in wet crawl spaces. Charlotte's warm climate keeps them active most of the year. A damp crawl space is an invitation.
HVAC damage. Ductwork in a humid crawl space corrodes, develops condensation-related leaks, and loses efficiency. In extreme cases, the air handler or heat pump components rust out early.
The cost of addressing these problems individually, after they've progressed, is almost always more than the cost of solving the moisture problem when it's first identified.
Crawl space encapsulation: what it actually involves
Encapsulation is the standard solution for crawl space moisture in the Charlotte climate. Here's what a proper encapsulation includes:
Sealing the vents. Those vents that were supposed to help? They get closed and sealed. This stops the humid outdoor air from entering the crawl space.
Covering the soil. A heavy-duty vapor barrier (20-mil polyethylene is the standard) covers the entire crawl space floor and runs up the foundation walls. All seams are overlapped and sealed. This stops ground moisture from evaporating into the space.
Installing a dehumidifier. With the vents sealed and the ground covered, a commercial-grade crawl space dehumidifier keeps the relative humidity below 55 to 60 percent. Residential dehumidifiers from the hardware store don't cut it down here. You need a unit rated for the square footage and designed to run continuously in a low-clearance environment.
Drainage (if needed). If the crawl space has standing water or active groundwater intrusion, a French drain system with a sump pump may be needed before encapsulation. You can't just cover wet soil with plastic and call it done.
Insulation. After encapsulation, rigid foam board insulation on the foundation walls replaces the old fiberglass batts between the joists. The fiberglass was never designed to handle the moisture it was exposed to. Foam board on the walls is more effective and doesn't sag or trap water.
Cost in the Charlotte area: $5,000 to $15,000 depending on the size of the crawl space, whether drainage is needed, and how much existing damage needs repair first. Crawl spaces with active mold or structural decay cost more because remediation and repairs happen before the encapsulation.
Can you DIY it?
Laying down a vapor barrier on the soil is doable for a handy homeowner. You can buy 20-mil poly from a building supply store, cut it to fit, and tape the seams. If your crawl space is dry, accessible, and you just want to reduce soil evaporation, a DIY vapor barrier is a reasonable starting point.
But if you've got mold, structural damage, standing water, or you need the vents sealed and a dehumidifier installed with proper drainage, bring in a professional. Mold remediation in a crawl space requires containment and PPE. Structural repairs require jacks and sister joists. And a dehumidifier installation needs to be sized correctly for the space.
Also worth knowing: mold in a crawl space needs to be disclosed when you sell the house in North Carolina. A botched DIY remediation that didn't actually solve the problem can become a legal issue during a real estate transaction.
